Investors - Beware of guaranteed rents

Guaranteed Rental Returns, buy-to-let, leasebacks, buy-to-let, cash back, own-for-free - you may have been tempted by these catch words, but how good are these deals in real term and will there be any rental demand once the guaranteed period is over?
There are many developments to woo investors with guaranteed rental returns and equally many
investors have found to their dismay that the returns are not what they have envisaged.
The plan
Guaranteed rental returns (GRR) plans which have become increasingly common, judging from the press advertisements may sound enticing to investors who do not want the trouble of managing their own investments. You buy the property, and you get the rental returns thrown in with some additional perks like free stays.
Developers would agree to pay buyers rentals ranging from 8% to 12% per annum or a proportion of the purchase price for a certain length of time
While GRR could be very attractive, investors need to know that the scheme is not as simple as it seems, much like advertisements that appeal to our desire to lose weight quickly, get rich fast or strike the lottery.
Generally, GRR are best for the laidback investors. Some people will value the 'simplicity' of the deal. However there are issues that buyers have to be aware of and comfortable with before entering into such agreements.
Pitfalls
If a developer is offering GRR, the buyer has no way of knowing whether that property is going to achieve the promised in the open market. The developer may not be able to get the guaranteed rent or the property may not be let out at all during the guaranteed period. Guarantees are often used to market properties that otherwise would not sell and many investors are shocked by the resulting drop in income when the developer is unable to continue with the scheme or worst fail to complete the project.
In addition to this, it is often the case that investors end up footing the rental bill themselves, when developers inflate the price of the property to cover the guaranteed rent. This can provide a further shock when the investors try to sell the property and realise that it is not worth as much as they originally paid for it.
* A typical mortgage lasts 20 years. If you have a guaranteed rental for just three years, what will happen for the next 17 years? You are left to sink or swim on your own.
* A typical table of returns will show potential buyers a surplus income. A potential investor has to take into account the cost of maintaining the property, the taxes that come with being a property owner, the cost of maintaining the mortgage and all other fees related to acquiring the property.

Under most GRR scheme, you will need to buy a furniture package with the apartment and commit yourself to the management charges and sinking fund of the building, on top of the regulatory quit rent & assessment tax. These will often take a substantial bite out of any rental money left each month.
* GRR are specifically aimed at selling units to investors, so you may see a situation of 500 apartments all going to the rental market rather than owner-occupiers at the end of the scheme. You will need to consider how many people will be chasing tenants at the end of the guarantee period and most particularly how many prospective tenants there are. In areas of high competition, landlords will have to reduce the rent to attract available tenants. Consequently, the market value of the properties will go down rather than up. If you decide to sell, you will also be limited to buyers who will also be mainly investors. Sellers will also find themselves competing with developers who are offering higher rental returns with new developments.
* Overpricing - When supply is more than demand, developers always look for ways to avoid having to reduce prices. While GRR may offer attractive secure returns, it will be a false economy in the long run if the buyer ends up overpaying for the property.
* A guarantee is only as good as company who underwrites it. Even if the GRR seem reasonable and are offered with honourable intentions, investors need to be sure that the developer would be able to sustain the returns if the rental or sales market were to take a turn for the worse. If developers were to default on the payments due to buyers, these buyers will likely default on their respective loan repayments, thereby setting off a chain of events with dire consequences.
* Terms and conditions in GRR agreements are not regulated by law. As such, the inexperienced investors may not understand that the fine prints are often written in the guarantors' favour. Example of such clauses: "Provided always and it is hereby agreed between the contracting parties hereto that the Developer reserves its right to terminate the GRR agreement for any reason whatsoever by giving TWO (2) MONTHS written notice to the Purchaser wherein such a case the Developer's obligation to pay the guaranteed return to the Purchaser shall cease from the date of such termination. Such notice is deemed to have been received within three (3) days from the date of the letter".
A wise investor should check the small prints for any hidden clauses that enable the developer to avoid paying the guaranteed rent and it is always a good idea to seek expert advice.
Buyers Beware
The rental market is volatile, depending on current competition and market conditions. People investing in these schemes are not just buying properties that they hope will increase in value in time, but also using 'other people's' money (from rentals) to pay for the purchase. It is, however, a cyclical market, and one is subject to the laws of supply and demand as in any other sector of the economy.
Guaranteed rents offers should be checked carefully against the local market and competition. A simple survey within the location will give an investor a fair idea of the state of the local market. If market prices are lower than the proposed rent, incentives and discounts being offered to woo the buyers, then this are issues to be considered. If guarantees of rentals are higher than the existing market rate, then a rent decline after the end of the guarantee is likely. It is a classic case of caveat emptor - rental guarantees can sometimes guarantee investors nothing but heartache.

I’ve few male acquaintance who are afraid of bugs and lizard. I mean literally they are afraid of those tiny little innocent insect. Their afraid level is of the mental aversion level! The moment they see an insect for example, bees, lizard,cockcroaches or worst , a cat , in their vicinity you can expect an overreaction from them as if those creature are there to kill them man.
Ironically, they are afraid if those insect would harm them however pays zero regards to the nikotine in each cigarrete they puff on daily basis.
If that wasn't shameful enough, it's disgraceful when the big strong robust *cough* man whom we often expect the least act of cowardice from would react in such a faggoish manner over a lizard or cockcroaches. Damn! What a cunt.

Forwarded Email (Top Scam in year 2009)
Anything that is too easy to make money is usually a scam.
Read the following interesting collections and be forewarned.
Attached is a good compilation of suspicious business scams.
1. The Cafe Scams
Island Red Cafe & Stevens Corner(strange, both in Pandan Indah) - Island Red Cafe collects members RM6,000 each and promised 5% return every month and even give you a name in the ROC as a shareholder but what's the point when they run away?
Stevens Corner, the famous indian coffee shop follows due to drop of business since their renovation. They collect RM3,000 per member and promise return of RM150 monthly and plans to open nice fanchisee cafe called StevensTeaGarden. Someone mentioned they will make you sign an agreement that give them the rights NOT to pay you anything in future.
If you really wish to join, ask for a copy of their agreement and consult your lawyer BEFORE paying them. Bet you will NOT get a copy. Both collect monies from new members with MLM recruitment schemes and pay the old members like Sunshine Empire.. You never know when they will run away.
2. Sunshine Empire
This licensed and legal Company has an impressive office at the ground level of KUB building along Jalan Yap Kwan Seng, near Menara Public Bank and AmBankBuilding. They also have a showroom office at the ground level in the next building. 3 or 4 months ago, Singapore's Straits Times and The Paper published big news reminding their people to be careful and NOT to believe in them. Hope someone can put up the link or google for it.(As expected, they STOPPED paying back members now and all investors LOST their money).
Someone below has put a link to the Singaporenews. In fact there are more to it. Although Singaporeis investigating them, they did not stop their business as the business is legal and so far, no Singaporean have failed to receive their commissions as promised. Thus, the government cannot stop them yet. The news published that the founder, director and group president is someone named James Phang but he is NOT the owner.
Isn't this quite strange ? At the end of the game, James Phang can just disappear from the Company easily and claimed that he was just "employed". Such trick always happened in scam businesses. Now, the Company has STOPPED paying commissions and interests to members with the excuse that the Singaporegovernment has freezed their bank account while under investigation. Do you think their boss will be so stupid to keep much monies in the bank to be freezed?
They are all transfered away. It's just an excuses not to pay back to members and members are only paid "e-bonus-points" which is cashless. If they wish to convert to cash, they have to recruit new members to pay them cash and the recruiter less out from the amount. So victims act like Vampires and "forced" to victimise other victims if they wish to get their monies back. And their victims will later transform to vampires and the scam carries on....
3. MobilWallet
This Company owned by 2 young men, Stanley & Rey Gan, office in QueensAvenueParkhas collect multi-millions the last 2 years. Claimed that they tied up with Telekoms, Utility Board payment like Water & Electricity bills, even Maybank got fooled by them. Advertisement Billboards everywhere. They STOPPED paying back their members few
months ago and the members cannot do anything because they are made to sign an agreement unaware that they have to claims if the company stopped paying them by CHANGING terms and policies..
4. Water Business - Oxygenated and Alkaline Water Products
Some of these are bottled water and some are filters or equipment that claimed the trick..
One of the better known Company that sold "oxygen" water is SITO (supposed to stand for Selangor International Trading Organiszation and claimed Selangor State Government owned some share in it).. The key person and founder is a Dato Robert Ong from Rawang but his name is nolonger in the business now. Their products are sold for RM2 to RM3 for a 350ml bottle and now concentrating mostly in the Indian market. Their Chinese and Malays market are long gone since a year or 2 ago.
Their customers are made to believe that their water has more oxygen and
able to give miraculous effects for the body. Water is H2O, how to put more
O into it ? Anyone knows how much oxygen do we breathe into our body everyday at FOC ? Latest news is that this SITO Company is going to create new label to market under a new Company since the SITO name has already gone bad. Someone informed that this Company is owing alot of money(due to refunds) to ex-stockists but just refuse to pay them. (Latest news, SITO shifted to another place and their MLM business has closed but planning to start again with a different name, beware!!)
Alkaline Products - Can anyone explain how it can work for the body ?The stomach's gastric liquid is so acidic that water of any pH that goes through it will not make any difference.
5. Car Fuel Booster - K-Link
K-Link, the famous scam MLM Company that sold the footpatch TAKARA,later the "cock-ring" and energy-card launched the patrol-saving pills last year. Got so hot that even grocery shops are selling for them.
Recently many of these cars that used the pills are rushing to the workshops to clean the residual. Few months ago, another MLM Company launched a fuel booster gadget, claimed that saves up to 20% fuel, that is attached to the cigarette lighter. Started off well using binary plan but businese begin to fade now and most users find it NOT effective.
6. Perfumery Products
(eg. Lampe Berger & Bel Air)(more details later). Lampe Berger is not so hot now in the neighbouring countries but there are still new victims every month in Malaysia. Must thanks to those who have contributed and kept the thread alive here in Kopitiam. Bel-Air have closed in Malaysia.
LB is almost zero in Singapore. This perfumery product from Francewith over 100 years history is just bottles and fragrance (check the factory's website) but the Company marketing them in Asiaclaimed "aromatheraphy" products. Hong Kong TVB aired a program that exposed their scam but their members claimed that HK's TVB already apologised to them. Note that the biggest strenght in a MLM Scam is their members will go all way out to lie in order to defend for their Company.
The reason is simple; these members fear that they will not be able to make their money back if the Company collapsed. Knowing that the Lampe Berger products are moving slow, they add a line of skincare products named Estebel, also claime to have over 100 years history in France. (Hardly anymore Chinese newcomers, they are now tapping the Malays in Malaysia.)
7. Energy Products
(eg. stone pendants, bracelets, mattress and pillows). They use all
sorts of gimmicks and demonstration to make you into believing them. They will
do some tricks and demo to prove that these products really produce energy BUT is there any tricks in their demo? So what if there really produce energy; is it good or strong enough to help the body? The effect is actually PLACEBO which I will elaborate in a new thread soon. (More details later.)
8. Hi-Tech Products
Names like bio-tech, nano-tech that claimed millions of dollars of research involved, eg Bio-Young and XKL few years ago. Most of these will claimed a professor behind them (even with name and picture of a person) or used words like "U.S.A. formula", "German Technology" or "Nanotechnology" and no further details (more details later). If you ask for more details like the professor or factory's address, the answer will be "trade secrets".
9. Investment Schemes
SWISSCASH is the King of all. Swisscash is nearly over now but there are many similar and smaller ones that are still on. (Now, it's closed or stopped paying back members.)
10. GoldQuest
This Company that claimed to be HK-based started with some non-value gold-plated coins that are sold for over RM2,000 have several names and changed products several times. QuestVacation, QuestNet, etc. They have several offices in Amcorp Mall, PJ and their key person (in fact, the owner), a Malaysian Indian was arrested last year in Indonesia for having involved in a very big Phillipines scam. Most of their overseas offices are closed or inactive but their Malaysiabusiness is still hot, with
some "energy" products. (Can someone please provide a link which showed the news that their boss was involved in a big scam in Philippinesand was arrested in last year?)
11. Numerogy & Fortune Telling
A Company named Visible is using MLM to sell fortune telling classes using your birthday based on numerology fortune telling. Prpspects will be told that they need to buy a certain "number" between 1 to 9 in the form of pendants or bracelets made of stainless steel and sold from RM600 to RM20,000. Customers, or rather victims are mostly females from rural areas. Very hot in Penangnow and a number of spin-off Companies have started.
12. MJ - Life
MJ-Life - This Company boost of a very big background with many many years of history which is NOT true. Their people or associates may belong in business but nothing to do with their MLM launched recently. Why do I consider it a scam or bad? New members are told to pay a sum of money (up to RM1000) and you get NOTHING for it. You only get a membership can entitle you to enjoy all sorts of special price and
discounts when you have medical check-ups in their centres.. They will claim all those check-ups cost more if done elsewhere. It's not true. Only the naive and those new to medical check-ups will fall victims to them. Most members who paid the money ended up with nothing.
13. Seaweed Venture Scams
1 such Company is located in Taman Maluri, Cheras. They will ask you to invest a few thousands ringgits for their venture of growing seaweeds in East Malaysiaand you are guaranteed returns. To gain your confidence further, they will tell you your investment money is secured by "insurance" or "unit trusts" & "trustees". When you ask for further documents to prove, they will give all sorts of excuses or just ignore you because they know they cannot get you. These Seaweed scam is one of the hottest now, warn all your friends about it before they are victimised.
14. MXM (Previously MGM)
This is a master scam among the younger group, very successful 2 or 3 years ago but since there moved to their big 10-storey office at Phileo Damansara and changed name to MXM, their business dropped. They collect members RM3,000 to RM4,000 with credit card monthly easy payment and in return you get a hospital benefits insurance from Pacific Insurance worth only a few hundred RMs together with some you-don't-need medical check-ups from their associate Company Pathlab. Also talk about fitness, lifestyles bullshit that is all worthless.
15. Gano Excel
This company from the north, a copycat of DXN selling Lingzhi capsules created a new Company called Gano iTouch to cash-in on the internet like e-Cosway after their Company went down the drain since the last 2 years, selling Linzhi and some no-value energy pendants and alkaline water gadgets. They provide free transport every weekend from KL to visit their Alor Star office.
16. NuLife (HK)
This Company started by some HK people has been in Malaysia for more than 10 years but they have flopped in HK and Malaysia due to bad management and a product scam making use of a prosecuted American named Dr Jeffrey Bland, found guilty of false products claim. Since this case in theUSleaked out and many Malaysians found out that the real boss in HK is a Steven Tang (he cheated many Malaysians in another scheme about 20 years ago) their business went down all the way. Now they claim Malaysian partners cheated them and start a new Company in Malaysia. Watch out, this new Company will come out with some investment scheme idea that
will get many to lose their money.
17. Arowana Fish Breeding
Oora from Germany, Biofuel (Kompleks Maluri) etc - These are some newer scams. Arowana fish venture ask you to invest some money and give you fixed return. Biofuel will tell you their Indonesia connections (just like Sunshine Empire before using Taiwan) & Oora from Germany(I never trust those cruel Germans) that market some bio-chips and a gadget that claims to give energy and therapeutic effects of accupunture, tai-chi, yoga, etc depending how you set the toy-like gadget, wear it on your body and you get the effect later.
They could not explain or provide any demonstration to prove their effectiveness. Only doctors and papers claim that I will never trust.The health effect is actually PLACEBO, which I will elaborate in a different thread.

9/11 resurface in Malaysia
If Dr. M accede that 9/11 can be staged provided you have the right resources, then the same goes to Anwar's trial or even the pre-meditated Church arsonic attack. Who has the powerful resources to ensure such drama can be carried out so diligently without flaw in the naked eyes? If you're in control of the army and police, not to forget has a hidden hand behind every mainstream media that's pivotal to propagate an ideology that only favours the whims and powerful , no doubt with such confered power you can pratically do anything you want at any scale ,be it benevolent or manevolent, and no one can do anything about it. The judiciary is your puppet.
If Dr.M accedes that conspiracy theories somewhat carry substantial weigh to explain a phenomena then this would mean the conspiracy about some fella bombing a Mongolian interpreter after he refuse to pay out the agreed commision over the purchase of submarine to the interpreter should also carry the similar weight as 9/11 conspiracy.
What is a conspiracy theory you may ask? Conspiracy theory is an explanation made out from a bulk of evidence that has connecting dots among them and it reveals the hidden truth behind what is actually potrayed.

Nothing to shout about, really
The Federal Court has overruled a previous decision from the same court whereby now onwards, it's illegal to purchase a property from a person who is not the rightful owner of the property. This completely undermine and ridicule our Queen's most sensical principle, a bona fide person shall never be penalise for the wrong that he's not aware of. Under the Queen's law of equity, one who comes in bad faith shall never profit from his own wrong. Everyone knows this and God know this as well.
Just to give all and sundry a thumb sketch of the law prior to the abovesaid absurd decision, if you follow the Queen's law closely, if a thief steal an item lets say a handphone, and subsequently sells it to an innocent buyer who has come in good faith in believing that the handphone is not a stolen property but reasonably believe it's the thief's property, the buyer shall not be regard as stealing or handling a stolen property and is not compelled by the law to return the goods to its rightful owner because you have now became the new rightful owner.
However if the situation is otherwise, where the buyer is aware that the handphone is a stolen property and yet he proceed with purchase of the handphone then he will subsequently be regard to have appropriate a stolen property as he is completely aware of the status quo of the property , that it's a stolen goods, and the law compels you to return the stolen property to its rightful owner since you're not the rightful owner. I will draw a simple example on how bad faith should works. The simplest would be to purchase a pirated DVDs. Whoever purchase a pirated DVDs are actually commiting bad faith as they purchase something that they knew is a stolen property in the first place. Hence you're a thief according to the law.
To ease your undertanding, the deciding element to determine whether one is a thief under the law is that one must have the intention to appropriate a property by way of permanently deprieve the original owner of his legal rights shall be deemed a thief who is prosecutable under the law.
It was the state of mind of the buyer which shall determine whether he bears a criminal liability or otherwise. If you come in bad faith you are criminal but if you come in good faith you are good people. So hopping back to our argument, if a person who comes in good faith (bona fide purchaser) oblivious to the status quo of a property and reasonably believe that it's a clean (not stolen) property, he shall not be regard as a thief as he has no intention to buy a stolen goods hence do not need to return the stolen property.
After you have been educated by above unprofessional elaboration of how bona fide concept would works, let's apply it to our First Class Judiciary's rational. Now, the law no longers raise the question whether bona fide should determine whether a purchaser right should ever triumph over a careless original owner's right. Bona fide or not bona fide is no longer relevant in todays context. Today, so long as you purchase a property from a thief, you can never be the rightful owner of the property. You're as much a thief the thief who sold you the property. That's it. Period.
It's plain stupid like what I just said earlier. The law now appears to provide greater protection for careless duped owner more than protection for the purchaser who comes in good faith. The injustice created now is far much greater than injustice before. You now have to return a stolen property despite you have bought it with good faith.
The core reason for the sudden overturn of decision from the highest court of the land is not because the existing principle is unsound but because the court is trying to cover-up the loophole currently existing in our land transfer system by deviating the focus away from the fact that our land transfer system is highly inefficent and the government officials do not WORK in clean hands to upheld transparency and accoutability.
What makes you think corruption is not the reason why titles can be forged so easily?
Why penalise the weak for the incompetence caused by your own omission?

First and foremost I will never ever again take a short cut route through industrial area, during lunch hour, nor Seremban Highway during public holiday. The traffic is traumatisingly deplorable! I will never want to go over that AGAIN! Even if you begs me to.
Bukit Bintang road was closed for whatever reason I'm not privy of and coincidently the time clashes with our beloved Muslim friend Friday prayers in the afternoon ,together with their inconsiderate triple parking on highway which accumulate and as one it created a massive chain reaction of traffic jams all around KL.
But what the fuck most depressing part about this jam I've endured from 12 - 2 pm is that the jam just poof away unnoticed at sharp 2 pm. It's like as if the most unimaginable traffic jam I've endured from 12-2 pm has never happened on 11-12-09. Damn this is more scary than watching the movie 2012.

I'm a pirate
I highlight this statement from the article which I find is contemptible.
" The primary objective of the proposal is to instil fear in people that if they buy pirated products there is a chance they will be prosecuted. In most cases, the situation can be described as closing the stable door after the horse has bolted but if it creates the atmosphere where there is a flowback to legalised products then this is good.”
Norman Abdul Halim, chief executive officer and president of KRU Group concurs.
“I think taking action is a fair thing to do. Malaysian users are aware that the content is illegal in the first place but they still partake in it,” he says.
“It is a crime. For example, if you knowingly buy stolen goods, you are breaking the law. So, I believe that what the government is trying to do is good.”
Norman says that when the law is enforced or passed in parliament, it will only take action against those who break the law. “It will help stop people from buying pirated materials,” he stresses.
There are also many in the industry who feel that the Government needs to eliminate the supply first.
“But I think the supply is driven by the demand,” says Norman. “The big issue is the demand, so that is why it is equally important to take action against those who break the law by buying pirated stuff.” "

But my personal opinion pertain to this issue toes different line that is same with this reasonable-minded chap below.
" Malaysian Film Producers Association president Ahmad Puad Onah stresses that pirated goods should not be in the market at all.
“The authorities should make sure that they are not available, not chase after the people who buy them. As long as people see them in the market they will not think that they are illegal and will buy it.” "
You can't reasonably push the blame ultimately onto the consumer themself for continuingly support for the flourishment of piracy businesses because it was the government's duty to ensure that they are not available to the public in the first place. Nasha is hot!

This is one good example that shows the law is insensitive towards the circumstance surrounding a particular case beforehand. A very good example for anyone who wish to highlight that the law is somewhat lack of ethnic of care whereby the law fails to undertake a sensitive approach towards the situation and context a particular case should fall into.
Let's analyse this case. First and foremost, it is utter ditasteful that the law prohibit freedom of speech even if pertain the very most personal issue in your heart. Nasha, the artist, was found making a defamatory statement in an interview which later published in Mingguan Malaysia. In the interview , Nasha has claims that she only has one father that is her adoptive father thereby suggesting his biological father who gave her away to her aunt when she's 3 months old is not her father.
Looking from an orphan and common child's upbringing angle, it's not surprise to accept that most often than not an orphan would detest or radically despise his/her biological father through denouncing the father status from him because human do have emotion attached and especially in this case it's the paternal love that is in issue. Nasha's father has done the lest bit of a paternal responsibility the he owes to Nasha. Human in psychologically speaking (covers emotion) will only render a person their father or mother if the person has assisted or guided them throughout the entire course of growing up and have become their most close friend whom they can trust and confide to.
Human are like animal. A pet will assume you're their parents because you have been looking after them since small and the countless shower of love you give them indubitably recognise you as their father or mother in their eyes. Let's look at the situation where a chimpanzee mothers few pups. As the days goes by, the bonding between both different creature will soon foster a parental relationship as evident a chimp will protect the pups from any eminent threat and danger despite they do not have the blood relationship after long cohabitation. Therefore it's justify within the realm of logic that Nasha would have recognise her adoptive father being her only father because he's the only one who carried out the father role in her life.
The personal question is, who has played the father role in Nasha life? When someone ask you a question, whose your father? Without hesitate you will announce the one person who has been taking care of you since small not some prick who dumps you when you need them the most and later forcibly claim parental-ship over your life. Speaking of parental control, I think the lawyer and the judge might have erred in their judgment in failing to consider from the family law angle as the law in this angle do provide a distinctive principle to guide the judge about who should become Nasha's legal father.
But however the family law again like other angle of laws are rigid because it's highly procedural which requires any adoptive parents to legally attain permission to adopt a child in order to be confered the right of parental-ship over a child. If Nasha's adoptive father fail to comply to the strict adoptive requirement, the adoptive father can't be confirmed as the legal father. That's why I said from the beginning the law is insensitive. The law doesn't care about personal issue.
For Nasha, deep down in her life, she has already accepted that her adoptive father is her real father because he plays the role of father in her life. How can she not recognise his sacrifice in her life? It's very hard for someone to denounce someone who actually physically and emotionally recognised to be ones father compared to someone who doesnt deserve the honourable mention in someone's life.
All the legal personnel who are involve in this case should put to the gallow, hang them by the balls and tear their skin out from their body because whatever statement Nasha has made which subsequently published in Mingguan Malaysia article "Jangan Tanya Hal Peribadi " was not wrong. The only fault that I can find is the Mingguan Malaysia publisher because Nasha has explicitly contend the question about whose her father is a personal question therefore she should has the absolute right ,a perogative , to conceal whatever truth exist for her own benefit and her silence cannot amout to intention to defame his biological father. If a person say " In my heart, there's only one (adoptive) father" then would this statement ever become defamatory to his biological father? Is it a tortious liability for someone who speaks about his personal issue or it it every celebrity's liability to tell the whole world the truth and nothings but the truth whilst forgoing all the emotion deep down in their heart?
It was the Mingguan Malaysia who should be held at responsible for twisting the fact thereby insinuated Nasha's biological father. Nasha has never intended to defame the biological father, because she never ever mention that her biological father is not her biological father. She says she only has one father and we can safely presume that it was the father who is close to her hear, her adoptive father. We cannot ignore human emotion when we are dealing with defamation.
Side note: I regret to note that PDRM has failed to revert a feedback to me and there goes another dip in the public confidence. I wonder maybe they refuse to give me positive feedback because maybe PDRM indeed has changed their summon rate and they do not wish to increase public awareness thereafter might jeopardise the future elicit-bribe effort by their down to earth police traffic.

However in order to be safe, as you all know internet open rooms to deceit and con job, you can easily photoshop PDRM logo anyway . I then took my initiative to look up the internet to verify the substance of the aforesaid mail since the attached revised traffic compaun rate doesn't bear any date of commencement nor any site which I could verify its content.
I've scoured through quite a number of traffic summon related website and into futility it all doesn't touch on traffic compaun rate but instead on how to check whether a summon has been issued to your vehicle or otherwise. However I've managed to reach a website that resemble closely , as a matter of fact identical to the aforesaid email content and it further complements the aforesaid mail I received with additional info for my own benefit.

Immediately I run up to PDRM's official website to trace back when this piece of information is released therefore provide me the benefit of zero chance for any cunning traffic officer who dare to try rebut my claim whenever I show them my evidence in challenging their discretion to issue me RM300 summon for whatever offence I henceforth commit. However to my dissappointment, there is not a slightest bit of trace that PDRM have ever issued such information in their website.
It may seems like the e-mail I receive is high likely made by some unscrupulous individual with ulterior intent to spam. But I'm being very obstinate in this matter because the likelihood of a revised traffic summon gravely affect person like me who always flout the law. I can't sleep with this outcome.
We need to fight to survive in this competitive world. Hence I did what most people wouldn't thought I would do. Write in to RPM to verify the contents published in the website I've earlier found.
Now, I'm hoping to get a positive reply from the RPM and begin my happy life travelling on Malaysia road without the fear of being framed up by traffic police to induce me to pay them kopi money. Finger-crossed.

Swine Flu: Biggest Scam of 2009 Begins
A “top news story” featured on AOL this morning with the brazen title “2,000 Students at Washington State University Have Swine Flu.”
The article says that “More than 2,000 students at Washington State University have come down with swine flu symptoms in just the first week of classes, school officials said Friday” (Emphasis mine).
Swine flu symptoms. What does that even mean? A runny nose? No doubt this information is based on self-reporting (like much of the “information” we have on the Swine Flu), which means that most of the students were probably hung over from the ‘first week of classes’ and reported these symptoms as potentially being the Swine Flu – because that’s what everyone is telling them it probably is.
No other information is provided in this fear-mongering article which serves no purpose other than to spread media hype in an attempt to grease the American population for the arrival of the soon-to-be-released Swine Flu vaccinations, coming to a doctor near you in the near future.
The article goes on to say that “A presidential panel estimates that upward of half of the U.S. population could come down with the H1N1 this year.” Oh my God, really?
Read what the Federal Health Minister of Australia has to say about the Swine Flu:
“In Australia, where the winter season has begun, Federal Health Minister Nicola Roxon is reassuring parents the swine flu is no more dangerous than regular seasonal flu. “Most people, including children, will experience very mild symptoms and recover without any medical intervention,” she said.”
The article goes on to discuss that the Swine Flu is no more dangerous than any other seasonal flu, and will likely be responsible for possibly 100 death in the United States. Meanwhile, we will be mass-injecting over 75 million people with a vaccine that has been proven to be dangerous to our nerve systems.
This article discusses Squalene, an ingredient in the Swine Flu that has been linked to very adverse symptoms which are probably worse than the Swine Flu.
As someone who works in marketing, I know a “pre-sell” when I see one. Pre-selling is an extremely powerful sales tactic in which a source that seems reputable (ie. the target audience is likely to trust the source) begins to subtly convince the intended victim, er, customer, that an upcoming product or service is worthwhile in order to increase the likelihood of selling the product once it arrives.
Dictionary.com says pre-selling is:

3) To condition (a potential customer) in advance for later purchase of a product.
“But the Swine Flu vaccine is not a product ,” you say, “it’s intended to save the lives of millions of Americans!”
First of all, countless health officials and medical professionals do not agree – and I’ll bet most are afraid to speak up. Secondly, the vaccine absolutely is a product, and the drug companies are bracing themselves for the billions of dollars they are about to receive from the sale of Swine Flu vaccines.
The “pandemic” is nothing but a combination of very good marketing on the part of Drug companies, and the fear-mongering of a bunch of lemmings, the media, who maintain their station in our society by spreading fear, misinformation and half-truths.
Most people in the mainstream media are most likely just stupid, or irresponsible at worst. On the other hand, the drug companies are downright profit-hungry murderers, a plague on their fellow human beings (if they can be called humans at all).
They use us as guinea pigs for profit.
It’s difficult to blame this one on the stupidity of the America public because this is one of the most well-planned and well-executed marketing ploys in history, and one that plays on the natural human fear to protect one’s health.
How many parents will unknowingly damage their child’s future health, in an ironic attempt to protect their health, in the coming year? How will we damage future generations of humanity with our drug experimentation?
I have no doubt that future generations will look back on these last few decades as an atrocity in the annals of human history, much like we now think about shock treatment and lobotomies to cure “mental illnesses” that were largely imagined.

Pregnant with emotion
You will ask how come reality is so cruel and how vile could the men be as they could utter such deceitful word (let's breakup) in front of you without feeling guilty and sinful and most importantly ever feel personally responsible for the damage subsequently he's about to cause. The men are so selfish. You really wish all men burn in hell at that point of time. Well, let me inform you that NOT ALL MEN ARE THE SAME. There's no need to curse the entire male population just because you encountered a snot-nosed in your life. You just had your bad luck in your life so don't blame the entire population for your misadventure. You should blame yourself for being so stupid because you choose this guy and decided he's the right one when you still lack in understanding him. You deserve the sad consequence when he decided to dump you because you has foolishly chose him in the first place. Blame yourself.
Blame yourself for your stupidness. All you need is to grow from your mistake. There's no need to end your precious life just for a dimwit. It's not worth it. There's plenty of men waiting for you to shag. Opps I mean to love. It was your naive judgment that leads you where you are now. You should start a relationship only when you think you've attained the level of maturity to make good decision.
However this self assessment might be hard to reach because human tend to live in a subconscious mind when they are suppose to be in a conscious state. They always like to justify their action according to their emotion as they always act according to their emotion. What is right and wrong are basically gauge by their emotional bar. Human are like this. When they feel good that's right. When they feel bad that's wrong in their own dictionary. Life is driven by emotion.
You should not tell yourself everything is alright when you first notice an unpalatable behaviour from the men whom you thought is a nice guy because if you inadvertently accept his despicable behaviour by justifying it's gonna be okay well my dear friend you're heading for disaster. Imagine if you realise that the guy you're attached with is a playboy and yet you force yourself to be with him knowing that he might someday gonna dump you for another girl, isn't that your own fault? You must have a firm ground when it comes to choosing your life time partner. If you found out you really can't rationally compromise his misbehaviour then don't continue step deeper into the hole. Back up when you still have the chance. Don't hesitate. Don't be blinded by your emotion when you're deciding your future happiness.
It irks me whenever I heard a girl is trying to commit suicide due to break ups. I do not wish to be sympathetic to them, as a matter of fact I really do wish all this immature girl do ever success in commiting suicide as they're doing a great favour to vanish from this society and remove the unnecessary burden to their fighting-to-survive friends and family. If you really want to die so much, please die far far.

I oppose the greater protection for foreign maids
First and foremost, we must apprehend the general jobscope of the maid before we shall constructively criticise against the greater protection for foreign maids in our country. Maids does the work of a housekeeper such as cleaning clothes,washing cars, wash dishes, sweep the floor,clean toilet and some even cook dinner (you must be crazy to eat their food after where their hands have went to)come in to reduce or usurp the domestic burden any contemporary working parents would have at home.
Working parents need maids for their benefit so that they wouldn't be tied up with housework, affecting their working performance. Work should be more important than housekeeping because work give you income and housekeeping merely give you fuss. Therefore existence of maid is to ensure working parents able to emphasise and focus more on their career without being necessary distracted by additional tedious brunt entail from housekeeping which they don't really need after work.
Let's us then understand maids in their own context. What are maid? They are the less qualified people on earth. They receive the lowest education which justify their zero logic usage in carrying out their housekeeping work. They does the most easy job on earth. All they need to do is to carry out the same work everyday. Although they might me tedious at times but that's what you get if you want easy pay job. Otherwise we would have hired a rocket scientist to clean and iron our clothes. Obviously with such a low class work, you can't expect to treat them like an emperor.
Okay. Now, the reason why I stand firm that we should imposed more restriction on maid as oppose to freedom in their work is because first, they are foreigners and we're required to be authoritative so that they could carry out their work orderly and efficiently otherwise they would laze around doing nothing in the house with those paid salary. We expect them to do their work without us further instruct them after the 1st or two guidance.
If you don't already know, normally those foreign maids you hired like from Indonesia,Vietnam,Cambodia they are those who lives in KAMPUNG and have never seen city light before. They got no brain and even if they do, they don't know how to use them because they do not receive any proper education before. Therefore sometimes you may need to whip or cane them in order to make them listen to you. We do not whip them out of fun. We whip them so that they will do their job properly.
The problem with giving authority and instruction to them may entail a drawback that they might think that you are discriminating them through the inhumane degrading treatment. Of course they would think such a way because they are mentally challenged. What most of the employers does to the maids are actually the usually treatment parent apply when they are educating their own children. Beat ,scold and cane( Of course this doesn't include YTL or Vincent Tan method of teaching. Rich men doesn't know how to educate their son except giving them unlimited credit gold credit card ) If you did something wrong, we tarik telinga or cane your paw. But maids are adult people and not chilren anymore so tarik telinga is not hefty enough to sanction them for doing something wrong.
You remember the incident when a chinese employers has been found guilty for abusing her maid, pouring hot water on the maids body and iron her nipple? You must not be swayed by the biasness , blindly accept the news published in the newspaper as acceptable truth and treating the law to always uphold justice. Justice in law is generally skewed. If you look from the employers perspective, the reason why employer sometimes have taken up such drastic measure is because the foreign maid is getting up the employers nerve for boldly defying orders. If your maid constantly defying your orders and doesnt accede to your command after you have paid exorbitant amount of money to hire them, what will you do? Of course you will turn livid and when you're angered that's when unforeseen circumstances will happen. The mental strain inflicted on the employer by the arrogance and obstination of the maid will cause the employer to release those long perpetuate anger onto the maid.
The maid is the main cause for the employer's action. Anger and pressure is the biggest biological influence for explaining criminal behaviour , a fact I learned in the course of my criminology study. On a side note, countless testimonial from experienced employer( those who've hired so many maids before ) fessed that foreign maids especially those well-informed one will not hesistate to fake out an alleged abuse treatment of the employer or pretend to fall sick and wanna go home ( this will cause a loss to the employers pocket as such activity will renders employers money in hiring the maid be forfeited despite after they returned the "sicked" maid ) are the reason why employer need to control their maid's behaviour.
To be frank, I wouldn't rule out completely the possiblity of Manohara lying about his abusive husband if not she wanted money from the Prince. This view of mine is completely based on my strong stereotype against Indonesian that all of them are generally cunning money-minded bastard like our UMNO politicians.
The law appears to protect the obvious victim but not the less obvious one. Employer is the REAL victim in EVERY maid abuse case. It was because the constant mental injury inflicted on the involuntary employer by the maid that lead to such ugly episode of griveous bodily harm on them, the pariah maids. Especially those maid who are very lazy.
What about the case of maid killing the employer? You think Malaysian employer could have been so cruel mistreat them until the maid hav to vindictive her trauma with a murder? You think housewife tak takut masuk penjara one ar if seriously injure them? The poor employer is the REAL victim. Most of the maids that pass the screening test before allowed to work in Malaysia doesn't undergo pyschology test. Many relevant and important personality test is precluded from being tested. If there's one or two psychopath women escaped from being detected at screening test, this doesn't mean there's no psycho maid or there right? Because this matters will greatly affect our country's foreign relation , therefore government will push strongly for protection in order to improve ties with neighbouring country who supply us with maids.
Facts: If employer injured maid, employer cruelty is given front cover but when maid injured the employer, the issue is swept under the carper.
All this problem arise because of the unscrupulous maid agency. ( I strictly oppose maid agency and travel agency ) Due to their greedy and selfish craving for easy money, they will charge their customer an exorbitant fee for every maid they brought into Malaysia under pretext that all maids have underwent rigorous health and performance testing before allowed to work ignoring the quality of those maids. Take your money first then only promise you good service. Do you know that maid agency charge an increased 93% of the supposingly fee to renew a maid visa and health record if you want them to process those matters for your maid ? My dad renewed my maid's visa and health record without the help of maid agency just below RM80 as opposed to RM1300 offered by the maid agency.
The maid agency is on the top of my blacklist group of despicable human that I don't want to interact with. (Ask me personally the rest of my blacklist group) Do you know how easy it is for them to recruit those foreign women to become maids in Malaysia? All they need is to travel to Indonesia and meet with a local runner who will induce all those easy kena tipu perempuan , normally uneducated village girls, with promise of high pay job and then arrange them to be either travel into Malaysia legally ( this will increase their price/salary value) or smuggled in and subsequently legitimized by the custom officer through a "healthy" bribe. After that, the maid agency will simply teach all this foreigners the simple housework and sell them at high price because there's a high demand in Malaysia.

Public Message: Skewed facts about police
The reason why police are acting like a thugs because it HELPS THEM to do their job effectively. In the sense it help them to complete their investigation to nab the REAL culprit. I had a friend who had bad experience with the police whereby he was forcefully being drag to the police station without given any reason, and force him to participate in an Identification Parade for rape offence and was release later after he narrowly escaped from bring mistakenly identified as a rapist.
You might have always wonder why when a gruesome snatch theft or house break in incident is covered front page by the press, the police happen to be suddenly so cekap at nabbing the culpable individual within hours. That's freaking fast. If they are so efficient at catching theft how come they can't catch criminals whom victim's experience doesn't get published in the press? It's can be partly true to say the efficiency is because insurmount public pressure demands them to but NOT ALWAYS TRUE.
The answer is simple. Malaysia police despite their self-proclaim having the best intelligence team on earth ( making CIA,FBI and Interpol looks utterly stupid by saying this ) they are nothing but a licensed criminals. What makes you think police can catch the RIGHT snatch theft when the motorcycle the criminal use is a stolen property and there's neither a CCTV nearby the scene of the crime? You think police will go and ask around the so-call underground people to find out who did the act? There are millions of drug addict out there. How can you possibly identify which drug addict/youth/sadistic did the act , if not possible if he's not affiliated to any gang. See the logic? Put yourself in the shoe of our dearly police officer, how would you solve the crime? Does the circumstances of the case favours the prosecution or more towards the criminal?
The way to solve crime in Malaysia is pretty simple. Get an escapegoat. In any event if the police can't catch the real criminal in order to pacify public outcry, the police could reasonably get any individual with previous past criminal record to coerce him into admitting the crime he didn't commit. That's so simple. The public sentiment are easily exploited by this trick . Basically an individual can be publicly prosecuted due to the stigma of his previous crime but not justice in the sense he had commit the alleged crime. The victim and the public do not care whether is he the real criminal for the alleged offence or not as long as they get to see someone are held responsible ,they are happy already. Therefore, justice apply to the victim and his family but not the innocent individual with previous past criminal record.
Even if they knew the criminal are innocent of the alleged crime but not other unrelated offence, the public will nonetheless likely to unreasonably allows the miscarriage of justice to proceed because the innocent criminal should deserve it since he has dirty records. This is the public perception that we grow fond with.
Police impropriety has always helped the police to do their job more EFFECTIVELY. The use of coercion to force innocent lowly paid foreign workers to admit to crime they didn't commit is the similar tactic police use to covered up most of white-collar crime like the murder of an undergraduate by the son of Malaysian politician who hold the leading role in defending BN's policy in Parliament. His name starts with the initial N. Go figure out yourself.
